2025-2029 (5-Year) Croplands Lease Available (Kidder County, ND; ~983 Acres)

Bids will be received for an available croplands lease for 5 years, 2025-2029. The croplands include approximately 983 acres in Williams Township (Township 140 North, Range 70 West), Kidder County, North Dakota as described below and as shown on maps posted with this ad.

- Approximately 523 acres, excluding approximately 80 acres of lakes and wetlands, in Lots 3, 4, the S1/2NW1/4 and the SW1/4 of Section 1; and Lots 1, 2, 3, the S1/2N1/2 and the E1/2SE1/4 of Section 2; in Township 140 North, Range 70 West, Kidder County, North Dakota; referred to as the East Cropland and as shown on East Cropland map and

- Approximately 286 acres in the SW of Section 2 and the S1/2 of Section 3; in Township 140 North, Range 70 West, Kidder County, North Dakota; referred to as the Central Cropland and as shown on Central Cropland map and

- Approximately 174 acres, excluding approximately 124 acres of lakes and wetlands, in the S1/2 of Section 4; and the N1/2NW1/4 of Section 9; in Township 140 North, Range 70 West, Kidder County, North Dakota; referred to as the West Cropland and as shown on West Cropland map.

The croplands are leased for the production of crops; no other use is allowed. Subleasing is not allowed, except for apiaries (honey bee hives). The croplands include approximately 331 acres of alfalfa-grass mix, which has been in production for at least 10 years and would be suggested to rotate at the lessee's discretion.

The croplands lease has a yearly payment due March 1 (April 1 for 2025).

The croplands are owned by Michael Krous and Vernetta Erickson.

Bids will be received until Saturday, March 15, 2025.

Lessors may accept or reject any bid at their discretion.

The winning bid will be accepted by Monday, March 17, 2025; unless no bids have met the lessors reserve amount or multiple equal bids have been received, in which case, the top 3 or equal bidders will be allowed to increase their bids.

Payment for the croplands lease will be required by Tuesday, April 1, 2025 or the croplands lease will be void.

The following are questions that have been received and answered, which may be useful to other bidders.

Q: Are the croplands certified organic?

A: No.

Q: Will bids be received for separate cropland areas or fields?

A: There are no plans to do so presently.

Q: Are the alfalfa-grass mix fields to be hayed or rotated?

A: This will be at the lessee's discretion, but would be suggested. The fields have been in production for 10+ years. The approximately 174-acre area (southwest of the farmstead) still produces well, but all fields are roughening.

Q: Are the croplands easily accessible?

A: The croplands are accessible from 45th Ave SE. There is a trail on the north-side of the approximately 286-acre area that heads east to the approximately 523-acre area. Large machinery will need to bypass parts of the trail. The trail may begin to be reconstructed as a private farm access road in the next 5 years.

Q: Are the fields fenced?

A: There is pastureland fencing and fencing around our land which includes the W1/2 of Section 1; Section 2; Section 3; and the NE1/4 and the S1/2 of Section 4. There is fencing between 45th Ave SE and the approximately 174-acre area, but will be removed this year. Fields are not fenced individually.

Q: How are the surrounding lands used?

A: Except for the NE and SE corners of the W1/2 of Section 1 of our land; our haylands and our pasturelands, the surrounding lands are pasturelands, lakes and wetlands.

Q: Is ditch mowing and haying required?

A: No, the ditches are part of our haylands lease.
